Welcome to the second edition of SquareOne Insider, our monthly recap of the milestones, launches, and changes shaping SquareOne, a Limassol property developer.
July brought two new developments to the portfolio, a second office, and continued growth across the team. Here's what happened.
What new developments launched in July?
SquareOne launched two developments in July: KAI in Katholiki and SENA in central Limassol.
KAI: new apartments in Katholiki, Limassol's old town
KAI is a 10-apartment building in Katholiki, one of Limassol's original old town quarters, a short walk from the seafront and Limassol Marina. Protected status across much of the district keeps new-build supply low, while the neighbouring Tsiflikoudia corridor, where SquareOne is also building The Docks and NEON, has drawn the largest concentration of new construction in the city.
The building offers one-bedroom (45m²), two-bedroom (65–86m²) and three-bedroom (92m²) apartments across four floors, each with a covered veranda. The two top-floor units come with private roof gardens. Every apartment includes covered parking and a storage room, an advantage in a district where street parking is limited.
Starting prices are 249,000 EUR, with a 5% annual guaranteed return. We also offer interest-free installments and easy financing options. SquareOne will deliver KAI in May 2029.
SENA: new apartments in central Limassol
SENA is an 11-apartment building just off Franklin Roosevelt Avenue, on the corridor linking Limassol's city centre to the Marina. It sits beside the city's government services cluster, next to the District Land Registry and Social Insurance offices.
The building offers one-bedroom (50m²), two-bedroom (77–80m²) and three-bedroom (98–101m²) apartments, all with covered verandas. The two fourth-floor three-bedroom units have private roof gardens. Every apartment has an allocated covered parking space.
Starting prices are 235,000 EUR, with a 5% annual guaranteed return. We also offer interest-free installments and easy financing options. SquareOne will deliver SENA in October 2028.
What else changed at SquareOne in July?
A second office, for the technical team
SquareOne opened a second office in July, at Dodekanisou 6 in Limassol. The technical department, architects and project managers, now works from this location, separate from the Kitiou Kyprianou headquarters. Splitting the technical team into its own office gives the design and delivery side of the business room to grow on its own footprint, apart from sales and back-office functions.
A growing team, now reaching into Greece
SquareOne's team keeps growing. Alongside ongoing hiring in Cyprus, the company has started building its presence in Greece, including a Talent Acquisition Lead role tasked with hiring across Cyprus, Greece, and the UK. The move reflects a company scaling past a single-market team structure, not a one-off hire.
